As part of our continued investment in India as a strategic delivery and leadership hub, we are expanding our sourcing leadership team to support a large international Real Estate Investment Trust (REIT) and its rapidly growing data center and infrastructure portfolio in India.The Sourcing Team Lead (Senior Manager) acts as the primary delivery lead for the outsourced procurement and cost management function supporting the REIT. The role has end‑to‑end accountability for cost planning, Two‑Envelope tendering, commercial negotiations, and contract administration, ensuring that all deliverables meet the REIT’s stringent governance, quality, and compliance standards.Beyond operational excellence, this role plays a critical part in supporting India’s data center expansion, driving structured sourcing strategies, eAuctions, and measurable savings, enabled by best‑in‑class digital and AI‑driven procurement solutions.

Key Responsibilities
1. Service Delivery, Two‑Envelope Tendering & Commercial Execution
- End‑to‑End Procurement Delivery: Lead the full procurement lifecycle for the REIT, including Pre‑Qualification (PQ), Two‑Envelope RFPs (technical & commercial), tender evaluations, and award recommendations.
- Commercial Negotiation & Savings Leadership: Personally lead and coach teams on supplier negotiations, structured sourcing strategies, and competitive bidding, with a strong focus on eAuctions and committed cost savings.
- Cost Planning & Estimation: Deliver high‑accuracy feasibility studies, budget estimates, and detailed cost plans for Data Centers, Business Parks, Industrial and AEI projects.
- Contract Administration: Oversee post‑contract activities including progress claims, valuation of variations, and disciplined final account closures in line with REIT governance requirements.
2. REIT Stakeholder Partnership & Governance
- Primary Counterpart to the Retained AVP: Act as the day‑to‑day operational and commercial interface for the REIT’s retained AVP, providing real‑time visibility on delivery status, risks, and mitigation actions.
- Tender & Award Recommendations: Prepare and present robust Two‑Envelope tender evaluation reports, commercial comparisons, and award justifications for senior REIT approvals.
- SOP & GRC Compliance: Ensure strict adherence to the REIT’s internal Governance, Risk & Compliance (GRC) frameworks, audit standards, and approval workflows.
3. Digital, Data & AI‑Enabled Sourcing
- KPI & Source Data Ownership: Own procurement source data for the REIT, including savings tracking, DPO, maverick spend, and MSME payment compliance.
- Executive Reporting: Produce structured weekly and monthly dashboards, RAG trackers, and commercial summaries for AVP and executive‑level reporting.
- Digital Tool Adoption: Drive disciplined usage of ERP, eSourcing platforms, auctioning tools, and AI‑enabled analytics (e.g. SAP / Ariba and Chain IQ digital solutions) from PR to PO.
4. Team Leadership & Resource Management
- Team Leadership: Lead and develop a team of Procurement Specialists supporting REIT projects across India (Bangalore, Gurgaon, Chennai, Hyderabad, Mumbai, Pune).
- Capability & Capacity Planning: Allocate resources based on project complexity, risk profile, and commercial exposure.
- Quality Assurance: Act as first‑level quality gatekeeper for all BOQs, estimates, contracts, and tender documentation before submission to the REIT.
Requirements
Education & Experience
- Degree in Building, Quantity Surveying, Civil Engineering, or related discipline.
- 10+ years of experience, ideally within a consultancy, professional services firm, or global outsourcing environment.
- Strong experience supporting Indian real estate or infrastructure portfolios, preferably for REITs, including GST, e‑invoicing, MSME regulations, and local market dynamics.
Technical & Commercial Competencies
- Two‑Envelope Sourcing Expert: Deep hands‑on experience running Two‑Envelope RFPs, technical and commercial evaluations, and award governance.
- Commercial Negotiation Leader: Proven ability to lead complex negotiations, drive bulk pricing strategies, and deliver measurable savings.
- Auctioning & Digital Sourcing: Strong experience with eAuctions, structured sourcing events, and AI‑enabled procurement tools.
- Cost & Value Engineering: Advanced expertise in benchmarking, value engineering, and life‑cycle costing for large‑scale infrastructure assets.
Behavioural & Leadership Skills
- REIT Stakeholder Management: Confident operating with senior, demanding client stakeholders in a retained / outsourced model.
- Agility & Scale Mindset: Comfortable supporting fast‑growing portfolios and shifting project pipelines.
