Position Title : Tactical Sourcing Real Estate & Facility Management

Career Level : Senior Consultant

Location: Bangalore /Pune

As part of our continued expansion in India, we are strengthening our tactical sourcing capabilities to support a large international Real Estate Investment Trust (REIT) and its rapidly growing data center and infrastructure portfolio.

The Senior Consultant – Tactical Sourcing plays a pivotal role in the day‑to‑day execution of outsourced procurement and cost‑management activities. Operating with a high degree of autonomy, the role is responsible for delivering accurate, compliant, and timely sourcing outcomes across assigned projects, while strictly adhering to REIT governance and quality standards.

The role combines hands‑on Two‑Envelope tendering, commercial analysis, cost planning, and contract administration, while working closely with the Senior Manager and AVP to drive process efficiency, data integrity, and consistent operational excellence. This position offers strong exposure to large‑scale data center developments, structured sourcing methodologies, and digital / AI‑enabled procurement tools.

Key Responsibilities

1. Service Delivery & Tactical Sourcing Execution

• End‑to‑End Procurement Execution: Independently manage procurement workstreams including Pre‑Qualification (PQ), RFP preparation, and Two‑Envelope tender execution (technical and commercial).
• Cost Planning & Estimation: Prepare accurate feasibility studies, budget estimates, and detailed cost plans for Data Centers, Business Parks, Industrial and AEI projects.
• Contract Administration: Support and execute post‑award activities including progress claim evaluations, variation assessments, and timely final account closures, in line with REIT requirements.
• Structured Sourcing Support: Contribute to competitive sourcing strategies, supplier comparisons, and negotiation preparation, supporting savings and value‑for‑money objectives.

2. Collaboration with AVP & Senior Manager

• Operational Liaison: Act as a reliable day‑to‑day operational interface, providing real‑time updates on project status, risks, and commercial considerations.
• Tender & Award Support: Prepare structured Two‑Envelope tender evaluation summaries, commercial comparisons, and recommendation inputs for senior review and approval.
• Governance & Compliance: Ensure strict adherence to REIT SOPs, GRC frameworks, approval workflows, and audit standards across all assigned activities.

3. Data Management, Quality & Digital Enablement

• Source Data Ownership: Maintain accurate and complete source data for procurement KPIs including DPO, maverick spend, savings inputs, and MSME compliance.
• Reporting & MIS: Develop structured weekly and monthly MIS reports, dashboards, and RAG trackers to support executive‑level reporting.
• ERP & eSourcing Accuracy: Ensure 100% data integrity within ERP and eSourcing platforms (e.g. SAP / Ariba), covering PR‑to‑PO workflows.
• Quality Assurance: Perform first‑level quality checks on BOQs, estimates, contracts, and tender documentation to ensure “Right‑First‑Time” delivery.

Requirements

Education & Experience

• Degree in Business/Economics, Building, Quantity Surveying, Civil Engineering, or a related discipline.
• Prior experience in the construction, infrastructure, or real estate sector, covering development and/or property management procurement.
• Minimum 5+ years of experience, ideally within a consultancy, professional services firm, or global outsourcing environment.
• Good understanding of Indian real estate and infrastructure markets, including GST, e‑invoicing, MSME regulations, and local labor/material rates.

Technical & Commercial Competencies

• Two‑Envelope Tendering: Proven hands‑on experience executing Two‑Envelope RFPs, technical evaluations, and commercial assessments.
• Commercial Acumen: Strong analytical skills in supplier pricing, bulk pricing models, and commercial comparisons.
• Digital Sourcing Exposure: Experience working with ERP, eSourcing platforms, and digital procurement tools; exposure to eAuctions and structured sourcing events is a strong advantage.
• Cost Expertise: Solid skills in cost benchmarking, value engineering, and life‑cycle costing for infrastructure and commercial assets.

• Client‑Facing Mindset: Able to operate confidently in a retained / outsourced REIT environment with demanding stakeholders. Willingness to travel to client sites.
• Execution Excellence: Detail‑oriented, disciplined, and reliable in delivering high‑quality outputs under tight timelines.
• Agility: Comfortable supporting multiple asset classes including Residential, Commercial, Industrial, and Township projects.
• Issue Management: Capable of managing contractor interactions, resolving issues, and escalating risks early to avoid delays.
